The 2020 Town of Shady Shores Ordinance Code # 3501-09-2021 includes regulations for short-term rentals. The new regulations require property owners offering short-term rentals to submit an application to the Town of Shady Shores.
Applications cost $1500.00, will be valid for a period of 1 year, and will require the host to meet certain minimum standards and restrictions as outlined in the code.
Once the yearly Short Term Rental Application is issued, a notice will be sent to all property owners within 200 feet of the rental property, including contact information, a 24-hour complaint hotline.
Short Term rentals are required to pay a hotel occupancy tax as determined by the State of Texas Comptroller's Office. You can find more information at Hotel Occupancy Tax (Texas.gov). Payment of the required hotel occupancy tax will be made directly to the State of Texas Comptroller.
The regulations do not prohibit short-term rentals, but they do allow the Town of Shady Shores to monitor short-term rental properties and set certain standards in order to protect the integrity of the Town of Shady Shores neighborhoods and the safety of the community.
Reporting a Short Term Rental Complaint
Complaints regarding a short-term rental should be directed to the 24-hour emergency contact for the short-term rental.
